We present a new investment opportunity in Baqueira that we will open for funding on Tuesday, October 17th, at 4:00 PM<\/b>.<\/p>\n

The Pleta Arriu II project<\/a><\/strong> involves the development of a promotion comprising 6 single-family homes<\/strong> with all kinds of services. This development is located in the center of the Baqueira Beret ski resort (Lleida), an exclusive area in the Aran Valley. The homes have direct access to the ski slopes.<\/p>\n

This is the second phase of Pleta Arriu, which we financed in March 2023, raising \u20ac3,280,000<\/a>. GRUPO AVINTIA, one of the leading Spanish companies in the construction and real estate sector, is in charge of this project.<\/p>\n

5 out of the 6 homes that make up the development have already been sold<\/h2>\n

This operation will be structured as debt<\/strong>, where Urbanitae investors will provide a fixed-rate loan at 8.5% annual interest over 15 months for an amount of \u20ac1,720,000<\/strong>. This loan will fund the construction of the six homes. The rest of the financing will come from equity and the amounts paid by the homebuyers.<\/p>\n

GRUPO AVINTIA<\/a><\/strong> owns the land and has obtained a building permit<\/strong>. In addition, construction began in October 2022 and has reached 40% completion. The manager expects to have the project completed in the third quarter of 2024.<\/p>\n

The project’s marketing has already begun, and the developer has signed 5 sales contracts with buyers who have made 40% deposits<\/strong>, which will provide enough repayment capacity to meet the debt service of Urbanitae investors<\/strong>.<\/p>\n

Regarding the loan repayment guarantees<\/strong>, the debt agreement establishes the signing of a first-ranking real estate mortgage guarantee on the property object of the development<\/strong> through a guarantor.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t<\/section>\n\t\t\t\t

10.63% return in 15 months<\/h2>\n

In the second quarter of 2023<\/strong>, the granting of tranche A of the total loan from Urbanitae investors to the developer is expected. During the fourth quarter of 2023<\/strong>, the granting of tranche B of the total loan and the continuation of the construction is estimated. In the second quarter of 2024<\/strong>, the granting by private investors of the last tranche for the completion of construction is expected. Construction is anticipated to be completed in the fourth quarter of 2024<\/strong>. Finally, in the first quarter of 2025<\/strong>, the notarization of the homes and the repayment of the total loans granted by both Urbanitae investors and private investors are expected.<\/p>\n
