A low LTV means that the value of the collateral significantly exceeds the amount of the loan granted.<\/p><p data-start=\"1255\" data-end=\"1635\">As we have explained in real estate crowdlending projects, it is essential to have a strong level of collateral. When Urbanitae grants a loan to a developer, the developer\u2019s ability to repay is scrutinized very carefully. Collateral is also provided so that, if the developer cannot repay, the loan can be covered by those guarantees. This way, investors are not left unprotected.<\/p><p data-start=\"1637\" data-end=\"1871\">There is no single formula for calculating LTV based on the value of the collateral, since LTV is calculated by dividing the loan by the property value, and the collateral does not always correspond to the total value of the property.<\/p><p data-start=\"1873\" data-end=\"2337\">However, it is possible to estimate LTV based on the value of the collateral and the value of the property. To do so, the value of the collateral is added to the value of the property, and the loan is then divided by this total value. Together, those four developments will generate <strong data-start=\"2678\" data-end=\"2695\">\u20ac12.2 million<\/strong> in free cash flow.<\/p><p data-start=\"2716\" data-end=\"2955\">Thus, the guarantees (<strong data-start=\"2738\" data-end=\"2755\">\u20ac12.2 million<\/strong>) amount to more than <strong data-start=\"2777\" data-end=\"2785\">240%<\/strong> of the value of the loan. In the C\u00edvitas project, the loan-to-value was calculated by dividing the loan by the value of these guarantees, resulting in an <strong data-start=\"2940\" data-end=\"2954\">LTV of 41%<\/strong>.<\/p><h2 data-section-id=\"1vq9mhy\" data-start=\"2957\" data-end=\"3021\">Difference between Loan-to-Value (LTV) and Loan-to-Cost (LTC)<\/h2><p data-start=\"3023\" data-end=\"3107\">Although they are often confused, <strong data-start=\"3057\" data-end=\"3064\">LTV<\/strong> and <strong data-start=\"3069\" data-end=\"3076\">LTC<\/strong> do not measure the same thing:<\/p><p data-start=\"3109\" data-end=\"3227\"><strong data-start=\"3109\" data-end=\"3116\">LTV<\/strong> compares the loan with the value of the asset.<br data-start=\"3163\" data-end=\"3166\" \/><strong data-start=\"3166\" data-end=\"3173\">LTC<\/strong> compares the loan with the total cost of the project.<\/p><p data-start=\"3229\" data-end=\"3380\">In real estate developments, LTC is especially relevant because it helps analyze the level of leverage relative to the total budget of the transaction.<\/p><h2 data-section-id=\"8dtpi\" data-start=\"3382\" data-end=\"3395\">Conclusion<\/h2><p data-start=\"3397\" data-end=\"3691\"><strong data-start=\"3397\" data-end=\"3420\">Loan-to-Value (LTV)<\/strong> is one of the main risk indicators in any type of real estate financing.
