Insgesamt wurden 4,4 Millionen Euro ausgesch\u00fcttet.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Projektergebnisse<\/h2>\n\n\n\n<p>Hier die zusammenfassenden Zahlen zum Projektabschluss:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Gesch\u00e4tzte Laufzeit<\/strong>: 18 Monate<\/li>\n\n\n\n<li><strong>Tats\u00e4chliche Laufzeit<\/strong>: 15 Monate<\/li>\n\n\n\n<li><strong>Gesch\u00e4tzter CoC<\/strong>: 15,75 %<\/li>\n\n\n\n<li><strong>Tats\u00e4chlicher CoC<\/strong>: 13,9 %<\/li>\n\n\n\n<li><strong>Gesch\u00e4tzte IRR<\/strong>: 10,5 %<\/li>\n\n\n\n<li><strong>Tats\u00e4chliche IRR<\/strong>: 10,3 %<\/li>\n<\/ul>\n\n\n\n<p>Wie in der Projektpr\u00e4sentation erkl\u00e4rt, lag die Referenzlaufzeit f\u00fcr die Berechnung der gesch\u00e4tzten Rendite bei 18 Monaten, da der Vertrag eine Anfangsperiode von 12 Monaten <strong>mit der Option auf eine Verl\u00e4ngerung um weitere 6 Monate<\/strong> vorsah. Daher stellt der Abschluss nach 15 Monaten keine Verbesserung gegen\u00fcber der urspr\u00fcnglichen Prognose dar.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Worin bestand das Projekt?<\/h2>\n\n\n\n<p>Das Projekt <strong><a href=\"https:\/\/blog.urbanitae.com\/de\/2024\/03\/18\/neue-investitionsmoeglichkeit-in-malaga-mit-einer-rendite-von-105\/?utm_source=blog_de&#038;utm_medium=organic&#038;utm_campaign=urbanitae_blog_0825&#038;utm_term=las_lagunas_de_mijas&#038;utm_content=de_devolucion_lagunas_mijas\" target=\"_blank\" rel=\"noreferrer noopener\">Las Lagunas de Mijas<\/a><\/strong> bestand in der Vergabe eines <strong>Darlehens an den Entwickler Nuovit<\/strong>, um einen Teil des Grunderwerbs sowie die mit der st\u00e4dtebaulichen Verwaltung verbundenen Kosten in einer der dynamischsten Wohngegenden der Costa del Sol zu finanzieren.<\/p>\n\n\n\n<p>Die Transaktion war als erster Schritt zur Entwicklung eines Wohnkomplexes an einem strategischen Standort geplant, der gut mit M\u00e1laga, Marbella und dem \u00fcbrigen K\u00fcstengebiet verbunden ist. Bei dieser Art von Debt-Investitionen nehmen Urbanitae-Investoren in einer fr\u00fchen Phase des Projekts teil, wobei das Risiko durch die festgelegten Sicherheiten begrenzt wird.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ein Darlehen mit Sicherheiten<\/h2>\n\n\n\n<p>Die Investoren verf\u00fcgten \u00fcber ein solides Sicherheitskonzept:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Erstrangige Hypothek<\/strong> auf das Objekt<\/li>\n\n\n\n<li><strong>Verpf\u00e4ndung der Anteile<\/strong> der Grundst\u00fccksgesellschaft<\/li>\n\n\n\n<li><strong>Kontrollpfand<\/strong> \u00fcber die Bankkonten dieser Gesellschaft<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">M\u00e1laga als Investitionsmotor<\/h2>\n\n\n\n<p>Dies war das <strong>zweite Urbanitae-Projekt in der Gemeinde Mijas<\/strong>, wo wir inzwischen drei finanzierte Projekte z\u00e4hlen. Das Gebiet geh\u00f6rt zu den aktivsten Immobilienm\u00e4rkten an der Costa del Sol, mit einer starken Wohnraumnachfrage.<\/p>\n\n\n\n<p>Insgesamt hat Urbanitae allein in der <strong>Provinz <a href=\"https:\/\/www.eleconomista.es\/vivienda-inmobiliario\/noticias\/13458344\/07\/25\/urbanitae-alcanza-2000-viviendas-financiadas-en-malaga-tras-captar-133-millones-en-seis-anos.html\" target=\"_blank\" rel=\"noreferrer noopener\">M\u00e1laga<\/a><\/strong> <strong>\u00fcber 145 Millionen Euro in mehr als 50 Transaktionen<\/strong> finanziert und so den Bau von <strong>\u00fcber 2.100 Wohnungen<\/strong> erm\u00f6glicht.
