Dieses Mal geht es um das Projekt Vedat eHomes in Torrent (Valencia), das von Conforthogar entwickelt wurde. Die Investition erzielte eine <strong>Bruttorendite von 36,6\u202f% in 28 Monaten<\/strong>, was einer <strong>IRR von 13,9\u202f%<\/strong> entspricht.<\/p>\n\n\n\n<p><a href=\"https:\/\/urbanitae.com\/en\/project\/P000186?utm_source=blog_de&amp;utm_medium=organic&amp;utm_campaign=urbanitae_blog_0525&amp;utm_term=vedat_ehomes&amp;utm_content=de_devolucion_vedat_ehomes\" target=\"_blank\" rel=\"noreferrer noopener\">Vedat eHomes<\/a> wurde im Dezember 2022 gestartet und war unser erstes Projekt mit Conforthogar, einem Bautr\u00e4ger, der sich auf nachhaltiges Wohnen spezialisiert hat und \u00fcber mehr als 20 Jahre Erfahrung in der Region Valencia verf\u00fcgt. Das Projekt bestand in der Entwicklung eines Neubaus in der Avenida Al Vedat 191 in Torrent. Konkret umfasste das Objekt <strong>18 Wohnungen mit 2 und 3 Schlafzimmern, 4 Gewerbeeinheiten, 11 private Stellpl\u00e4tze mit Abstellr\u00e4umen, 12 Gemeinschaftsparkpl\u00e4tze und 7 Abstellr\u00e4ume<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Effizientes Management und starke Verkaufszahlen<\/h2>\n\n\n\n<p>Von Anfang an zeichnete sich Vedat eHomes durch eine <strong>starke kommerzielle Entwicklung<\/strong> aus. Der hohe Vorverkaufsstand erleichterte die Bewilligung des Bautr\u00e4gerkredits durch die BBVA. Mit dem Baufortschritt verlief auch die Vermarktung weiterhin erfolgreich \u2013 am Ende der Bauphase waren alle Einheiten verkauft.<\/p>\n\n\n\n<p>Der Baubeginn erfolgte im Dezember 2022, nur wenige Wochen nach dem Start, und wurde 24 Monate sp\u00e4ter abgeschlossen \u2013 im Einklang mit dem Zeitplan, trotz einiger Herausforderungen in der Schlussphase. Dazu geh\u00f6rten die Auswirkungen des DANA-Sturms in Valencia, der punktuell zu Verz\u00f6gerungen f\u00fchrte, sowie Schwierigkeiten bei der Materialbeschaffung. Zudem kam es zu <strong>Mehrkosten durch die Neugestaltung der gemeinschaftlichen Gr\u00fcnfl\u00e4chen<\/strong>.<\/p>\n\n\n\n<p>Hinzu kam die <strong>Versch\u00e4rfung der finanziellen Bedingungen<\/strong> aufgrund steigender Zinss\u00e4tze. Dennoch konnte der <strong>Umsatzanstieg durch den Verkauf der Einheiten<\/strong> diese zus\u00e4tzlichen Kosten ausgleichen. Der durchschnittliche Verkaufspreis lag bei 2.642\u202f\u20ac\/m\u00b2 und damit leicht \u00fcber den urspr\u00fcnglichen Erwartungen.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Ergebnis fast im Zielbereich<\/h2>\n\n\n\n<p>Das Endergebnis \u2013 eine <strong>Bruttorendite von 36,6\u202f%<\/strong> \u2013 liegt sehr nahe am urspr\u00fcnglichen Zielwert von 38,5\u202f%.
