Im Jahr 2023 hielt die Logistikimmobilieninvestition in Spanien einen Trend zur Korrektur bei, im Einklang mit dem Weg, der Monate zuvor begonnen wurde. Der Sektor erlebte einen echten „Boom“ im Kontext von COVID-19, was zu Rekordzahlen f\u00fchrte. Allerdings haben die R\u00fcckkehr zur Normalit\u00e4t und makro\u00f6konomische Faktoren wie der Anstieg der Zinss\u00e4tze die Investitionst\u00e4tigkeit verringert.<\/p>\n\n\n\n

So war das erste Quartal 2024 von Stabilit\u00e4t gepr\u00e4gt. Laut dem Bericht „Industrial and Logistics Snapshot Q1 2024<\/a>“ der Beratungsgesellschaft Colliers erreichten die Investitionen in diesem Zeitraum 375 Millionen Euro, was 16,6% des Marktes entspricht. Obwohl die Zahl einen leichten R\u00fcckgang von 0,8% im Vergleich zum gleichen Quartal des Vorjahres darstellt, w\u00e4chst sie im Vergleich zum Quartalsdurchschnitt 2023 um 9,2%.<\/p>\n\n\n\n

F\u00fchrerschaft des Lebensmittel-Einzelhandels<\/strong><\/h2>\n\n\n\n

An dieser Stelle sei darauf hingewiesen, dass drei gro\u00dfe M\u00e4rkte das Gesch\u00e4ft konzentrieren: Madrid, Barcelona und Valencia machen 87% der Transaktionen aus. In Bezug auf die T\u00e4tigkeitsbereiche ist der Einzelhandel der gr\u00f6\u00dfte F\u00f6rderer der Logistikaktivit\u00e4ten, insbesondere der Lebensmittelbereich<\/a>. Unter den gr\u00f6\u00dften Operationen<\/strong> ist die von Costco Wholesale<\/strong> angef\u00fchrte, die plant, alle Logistikaktivit\u00e4ten in Spanien auf einer gro\u00dfen 140.000 m2 gro\u00dfen Plattform im Gemeindegebiet von Torija (Guadalajara) zu vereinen. Die Handelsgruppe Bon Preu<\/strong> hat Montblanc (Tarragona) gew\u00e4hlt, um fast 104.000 Quadratmeter zu installieren. K\u00fcrzlich hat Alcampo<\/strong> einen weiteren gro\u00dfen Komplex von 98.500 m2 in Illescas (Toledo) eingeweiht.<\/p>\n\n\n\n

Aber auch der Textil-Einzelhandel<\/strong> entwickelt gro\u00dfe Logistikimmobilienprojekte mit astronomischen Investitionszahlen. „Wir entwickeln einen Plan zur St\u00e4rkung unserer Logistikkapazit\u00e4ten, der zwischen 2024 und 2025 Investitionen von 1,8 Milliarden Euro erfordern wird, 900 Millionen Euro pro Jahr,“ k\u00fcndigte \u00d3scar Garc\u00eda Maceiras<\/a>, CEO von Inditex,<\/strong> k\u00fcrzlich auf der Generalversammlung des Unternehmens an.<\/p>\n\n\n\n

Ein sehr wichtiger Teil dieses Kapitals, genauer gesagt rund 90%, wird nach Spanien flie\u00dfen, wo drei neue Zentren gebaut werden, die Ende 2025 in Betrieb gehen werden. Unter diesen Zentren sticht Zaragoza II hervor, das mit mehr als 130.000 Quadratmetern die f\u00fcnftgr\u00f6\u00dfte Einrichtung von Zara weltweit ist. Der logistische Reiz der aragonesischen Hauptstadt hat in den letzten Jahren zugenommen.<\/p>\n\n\n\n

Das multinationale Unternehmen war k\u00fcrzlich auch an einer Vereinbarung mit der Autonomen Gemeinschaft Madrid,<\/a> \u00fcber Planifica Madrid, und der Gemeinde Meco beteiligt, um den Logistikpark dieser Stadt zu erweitern. Die institutionelle Investition wird in diesem Fall 44 Millionen Euro betragen, mit denen 840.000 Quadratmeter Industrieparzellen gebaut werden.<\/p>\n\n\n\n
